Syndicates of co-ownership: protecting your most valuable asset

As outlined in article 1039 of the Civil Code of Québec (C.c.Q) a syndicate is responsible for the conservation of the building as a whole and must take all necessary actions to ensure the preservation and maintenance of the immovable.

To protect the value and conserve the integrity of condominium buildings, it is crucial to think of the property as a long term investment and plan for capital projects and major improvements. To meet this objective, a specialized and experienced project management personnel is necessary to lead capital projects and major building projects on behalf of the Syndicate and Board of Directors. The advantages to having a project management personnel are numerous:

  • Acts as a single point of contact and a neutral third party representation
  • Represents and manages the interest of the Syndicate / Board
  • Brings construction and technical expertise that management companies cannot offer
  • Establishes procedures and develops documentation (contract documents, request for proposals (RFP), general & supplemental conditions, end of project documents, etc.)
  • Coordinates and leads qualified team of professionals
  • Serves as an extension to the building manager
